Admittedly, it is not always easy to postpone house buying when housing prices are low. Get a house at a low price and you could yield a profit of 10 percent or more in just three to five years should the housing market really pick up.

Determine how ready you are to buy and maintain a house

But, the price of a house isn't the only indicator that you're ready to be a homeowner. If a house was recently built from the ground up, you may not have to deal with repairs or general maintenance until you've lived at the property for seven or more years.

The point is that the time to enjoy living at a house without concerning yourself with nothing more than the monthly mortgage will eventually run out. This is when you might find out that you shouldn't have rushed into buying  a house.

It could be a rude lesson. You may find that you only have enough money to make the monthly mortgage. What you might not afford are important costs like homeowners insurance, mortgage insurance and property taxes.

Count up all costs associated with buying a house

Factor in these costs before you buy a house. Other costs to think about before you buy a house include utilities, upgrades and sewage expenses. Also, consider how buying a house will impact your daily commute.

Even if you work from home, consider how much longer or shorter buying a specific house will make your commutes to the grocery store, dentist, movie theater or library. Pay particular attention to how buying a house impacts your commute to and from work.

Lengthen your commute too much and you could start to think that it's your job that has to change. You may forget that you were fine with your job before you bought the house that made your work commute uncomfortably long.

Non-property life situations make it good to postpone house buying

External situations, things that don't have anything to do with buying or renting a house, can also signal that it's best to postpone house buying. Examples of external situations that could signal that it's best to postpone house buying include paying college tuition and receiving notice that the organization where you work is seriously considering cutting staff.

Noticing that you're ready to leave a toxic relationship is another example of an external situation that it may be best to postpone house buying. In these types of situations, postponing house buying could give you peace of mind.

It could also keep you from going into debt. The chance to avoid getting stuck in a mortgage with someone you realize is emotionally or psychologically unhealthy is another huge plus that can come with putting off house buying.

It's also important to remember that you can likely always buy a house later, when you're fully ready. You might even find a better house if you postpone house buying until you're fully set to step into home ownership
